Architect design as per vasthu

Structural Design as per IS Standard

The foundation will be RCC Isolated foundation as per structural drawing. Pile Foundation will Extra. It will be of R.C.C. Plinth beam and resting over the existing ground level

Above the existing ground level and will be filled with excess earth from the foundation and with filling sand. It will fully compacted and covered with 6” PCC

It will be framed structure viz. Columns and beams supporting the roof Reinforcement .It will be of R.C.C. Slab as per structural design

All the outer walls will be 9” thick and inner walls will be 4 ½” thick with Red Bricks/Blocks.

Provided Electrical Points For the all rooms as per Electrical Drawing

All internal ceiling and walls will be finished smooth and external walls and sunshades will be finished rough.

All internal plumbing and sanitary lines will be concealed. All plumbing fixtures will be chromium plated and all sanitary wares will be white.

All rooms will be provided with Vitrified tiles. Bathroom and Toilet flooring will be provided anti-skid ceramic tiles. Toilet and bathroom walls will be provided with 13” X 10” glazed ceramic tiles for a height of up to Roof slab bottom from the floor

Main door frame and shutter will be in Teakwood (Ghana IST). All other door and window frames excluding bathroom and toilet doors will be in Flush Door. All other Room Window Including Ventilator will be UPVC Window.

All Wall to be Putty, Primer with Emulsion paint and all other doors, windows and ventilators frame will be finished with Melamine polished.

Brickbats in lime mortar above which a layer of 9” x 9” Mangalore Pressed tiles in cm. mixed with waterproofing compound and laid to slope.

Construction Specifications
Foundation
The foundation will be RCC Isolated foundation with pest chemical as per structural drawing. It will be of R.C.C. Plinth beam and resting over the existing ground level with pest chemical as per Structural drawing.
Car parking level should be 2’0” ht from Natural Ground Level. Ground floor will be 1’3” ht from Car parking Level with Pest chemical. Above the existing ground level and will be filled with excess earth from the foundation and with filling sand. It will fully compacted and covered with 6” PCC Above level consider Non Tender Item.
RCC Details
It will be framed structure viz. Columns and beams supporting the roof and the load will be transferred to the foundation through the columns. Shuttering material used for concrete wooden planks, Centering sheet, and box. Reinforcement as per structural design.
It will be of R.C.C. Slab as per structural design and the clear height of roof slab will be 10-0” ht. from Floor Level.
Brickwork
All the outer walls will be 9” thick and inner walls will be 4 ½” thick with Red Bricks/Blocks.
Lintels, Lofts and Sunshades
All 4½” walls will have continuous lintels at 7’-0” ht. And 9” will have Cut lintels over the openings. A loft of 2’ 0” wide will be provided in each bedroom and kitchen. A wardrobe of size 4’-0” X 2’-0” X 7’-0” Sunshades will be provided for window openings size width 2’0” and thickness 6”.
Plastering
All internal ceiling and walls will be finished smooth and external walls and sunshades will be finished rough.
Joinery
Main door frame and shutter will be in Teakwood (Ghana IST). All other door and window frames excluding bathroom and toilet doors will be in Flush Door. All other Room Window Including Ventilator will be UPVC Window.
Windows will be fully glazed, single shutter type and ventilator will be louvered type with glass panes. All doors, windows and ventilator will be rectangular in shape.
Hardware fittings
Main door will have brass hinges, a handle, two SS tower bolts, one C.P. aldrop, a door lens, a doorstopper and a door bush. All other doors will have S.S. oxidized hinges, a handle, two SS tower bolts, C.P. aldrop, tower bolts, a doorstopper and a bush.
Main door will have Godrej mortise lock. All windows will have S.S. oxidized butt hinges, and an SS handle and SS tower bolt.
Stair Work
All windows will be provided with M.S. Square grills which will be embedded to the frame and ventilators with 12mm dia. bars equally spaced. Glass for windows will be 4mm thick design type for all glazed portions.
Grills and Glasses
All windows will be provided with M.S. Square grills which will be embedded to the frame and ventilators with 12mm dia. bars equally spaced. Glass for windows will be 4mm thick design type for all glazed portions.
Flooring and Toilet wall dadoing
All rooms will be provided with 2’-0” X 2’-0” Vitrified tiles. Skirting will be provided for all rooms for 4” above the flooring.
Bathroom and Toilet flooring will be provided anti-skid ceramic tiles of 8” X 8”. Toilet and bathroom walls will be provided with 13” X 10” glazed ceramic tiles for a height of up to Roof slab bottom from the floor.
Kitchen Wall tile Provide 13” X 10” glazed ceramic tiles for a height of 2’ from bottom Storage, and as per interior design Tiles to be Placed.
All Wardrobe area shelf made with Kadapa Stone or Granite as per Client at the time.
Painting
Ceiling will be finished with one coat of Surya plus and one coat of Asian Primer, Two Coat of Asian Premium Emulsion.
Internal walls will be finished with two coats of Wall Putty and one coat of Wall primer and two coats of Premium Emulsion.
External walls will be finished with one coat of Surya Plus, one coat of External Wall primer and two coats of Asian Ace Emulsion.
Main door will be polished and all other doors, windows and ventilators frame will be finished with Melamine polished. Grills will be finished with two coats of MRF vapor paint.
Parapet wall
Parapet wall will be 9” thick and will have intermediate 9” thick pillars for a ht. of 4’-0” above the roof slab.
Kitchen Platform
The total length of the kitchen platform will be as per design including the sink. The top of the platform will be in black granite slab of 2’-0” wide.
A Stainless steel sink will be provided at a suitable place.
Weathering Course

Electrical Works
Three phase concealed wiring will be provided. Geyser point will be provided. Switches provided will be of modular with metal box.
Inverter and AC Provision to be Provided Electrical Points For the all rooms as per Electrical Drawing.
Plumbing and Sanitary
All internal plumbing and sanitary lines will be concealed. European Closet with flush tank in attached toilet.
Geyser connection will be provided in attached toilet. A washbasin will be provided in Hall or Dining at a suitable place.
All plumbing fixtures will be chromium plated and all sanitary wares will be white.
Waterproofing
Water proofing to be applying at All the Toilet area, Service area, Terrace area, OHT Tank inner and Kitchen below sink area with Water proofing agencies.
Extra Work
Over Head Tank:-
An overhead tank of dimensions As Per Design will be provided at terrace supported by brick pillars of 5’-0” ht. The base slab will be R.C.C. and the tank walls will be 9” thick.
Both interior and exterior surface will be plastered and covered by R.C.C. slabs. All exposed surfaces will be color washed with Ace Acrylic emulsion. Inner Tank area 9”x9” Square Tile to provided.
E.B. Main Board:-
Electrical accessories such as cut outs, fuse carries, phase changers, etc., will be provided and main mater has to be supplied by the building owner.
All these accessories will be mounted on a wooden plank, Cable and fastened to the wall at a suitable location. A wooden covering with plywood with enamel paint finish will be provided.
Compound wall:-
A compound wall will be provided to a height of 5’ 6” above the existing ground level.
R.C.C. piles will be laid at equidistant and over which a beam connecting the piles will be provided and on the beam 4½” Red blocks will be laid in cement mortar.
M.S. grill gate will be charged Square Tube design.
Safety Grill Gate:-
Safety Grill for Main door area and Kitchen Service area will be provided with M.S. Square grills 12mm dia as per design.
5) External flooring with interlocking paver blocks:-
Interlocking blocks will be provided all around the building over compacted earth and layer of sand.
6) External filling around the building:-
External filling around the building with filling earth will be charged extra will be intimated at the time of completion of this work.
